The room which sells the house

The kitchen is generally the room which sells the house.

The ability to replace doors and worktops is pretty well publicised and something I would recommend if you don’t have new / granite worktops and good quality doors, however I am going to focus on other changes.

1) Clean your kitchen. A proper spring clean where you go through the cupboards and throw our stuff you haven’t used in 3 years. Remember people will open your cupboards and the inside has to be as tidy as the outside.

2) Clear your work surfaces. There is no need to have every bit of kitchen kit you’ve ever bought out. I personally feel the maximum you should have is a kettle and a toaster (both of which should be immaculate). If you have a small kitchen I’d store the toaster away. The space can then be used for flowers in a vase or a strategically placed chopping board.

3) You can’t fake expensive appliances but if yours are clean and look new you are more likely to impress the potential buyer. The exception to this is an original Aga which is literally worth it’s weight. (you’ll still need to give it a good clean though)

4) Create Somewhere to sit (if space allows) a Kitchen diner is far more attractive than just a kitchen, even if you have a separate formal dining room. If you are pushed for space think about stool against a work top or a table with benches which can fit neatly into a corner. The table should ideally match the kitchen, so modern with modern and traditional with traditional. Ebay is a fantastic place for cheap kitchen tables and if the surface is damaged just use a plain tablecloth!

5) As with all other rooms, DECLUTTER! Most of us use a kitchen as a dumping ground for general papers, postcards, kids drawings, address books etc. All of this needs to go. By it being hidden away the house will feel organised (so the buyers will feel there is sufficient storage and places for these things).
